BUILDING PROCESS
DECIDING TO BUILD A NEW HOUSE IS A BIG DECISION. THERE ARE A LOT
OF THINGS TO CONSIDER!
Don't you wish you had the time to learn the whole construction process
before you start to build? That's why we are here.
You are invited to visit a construction site with us at anytime during
or after the project. Call us for your appointment.
GETTING STARTED
1. Choosing the best BUILDER for you. Consider why you should choose
one builder over another. Find out how long they have been building.
Ask to see homes they have built in the past and talk to people who are
living in them. Find out if your builder will be on site sometime
during each day of the process to insure quality of all work performed.
Does the builder use the same subcontractors on a regular basis?
Platz Custom Homes Inc. has been using the same subcontractors to insure
quality of construction and warranties.
2. Once you have purchased a lot you can start planning to build by
finalizing your blueprints and specifications with your builder.
You must decide on the best placement of your home on the lot.
3. Determine the amount of time it will take to complete your new home,
and other factors that might affect the completion.
4. Finalize the price of the project and find out what factors may affect
the finished price.
5. Review all of your selections and allowances with your builder to
make sure they are adequate for the job. Discuss how change orders
and extra's are handled. Insist that your builder keeps you informed
of the progress of the project.
Example of typical selection list.
(Doors, windows, roofing, siding, stone or brick, plumbing fixtures,
fireplace, millwork, cabinets, hardware, counter and vanity tops, light
fixtures and receptacle locations, appliances, vinyl flooring, carpeting,
tile walls and flooring, paint and stain colors.)
6. Once you have all the above done to your satisfaction you can start
building.
START BUILDING
1. Your Lot must be surveyed and the house staked out on
the lot.
2. All building and any needed sanitary permits must
be obtained.
3. Top soil should be stripped, and stock piled (Some
subdivisions have already removed the top soil)
4. Excavation begins and the basement is dug. (This
is when you should get excited)
5. Masonry work begins by pouring the footings for your
foundation. After your footings are set the walls will start to go
up.
6. After the mason has completed his work the excavator
will come back and back fill the foundation.
7. Lumber will be delivered and the carpenters go to
work framing your house, putting up roof trusses, installing windows.
8. After rough carpentry is completed the roofing shingles
and gutters will be installed.
9. Plumber, Heating contractor and Electrician will run
rough wiring, heat ducts and plumbing in all walls.
10. Walls will be insulated and vapor barrier installed.
11. Drywall will be hung, taped, finished and sprayed.
12. Hardwood flooring and tile work begins.
13. Finish carpenter will start installing interior doors,
millwork, cabinets and installing all hardware.
14. Plumber returns to finish plumbing, install fixtures
etc.
15. Heating contractor returns to install furnace and
finish heating work and Air Conditioning.
16. Electrician returns to install light fixtures and
all finish wiring.
17. Painters will start finishing all woodwork, painting
walls and ceilings.
18. Carpeting and Vinyl floors will be installed.
19. Final Clean up and any touch up work.
20. Moving day.
